Boca is really two different places when it comes to remodeling.
The older homes east of Federal have that Mediterranean feel — arched doorways, stucco, and usually a lot of travertine or marble underfoot. It's beautiful stone, and it's a lot of upkeep. It stains, it dulls where everyone walks, and eventually those little filled holes start opening back up. Most people call us because they're tired of babying it. Nine times out of ten we're swapping it for a big porcelain tile that looks like stone and cleans with a mop.
Out west it's a different story. Those houses are in good shape, they're just dated. Almost every one has a giant tub nobody uses and a wall closing the kitchen off from the family room. Take that wall down, turn the tub into a real walk-in shower, and the whole place feels different.
One heads-up: a lot of Boca communities want approval before anything starts, so we plan around that from the beginning rather than getting caught by it.

If plumbing, electrical or structure is involved, generally yes, through the City of Boca Raton. Just replacing flooring usually doesn't need one. We'll tell you exactly what your project requires and handle the permitting as part of the job.
Depends a lot on size, materials, and whether the plumbing moves. A guest bath refresh and a full primary suite are completely different projects. We'd rather measure your space and give you a real number than quote a range that doesn't apply to your house.
