Local Knowledge
Working on Older Delray Beach Homes
The trickiest projects around here are usually the ones closest to Atlantic Avenue.
Those little bungalows were built for a completely different way of living — small closed-off rooms, a kitchen stuck at the back, one bathroom for the whole house. Making them work today is mostly about the layout, not the finishes. Usually we're borrowing space from a hallway or an oversized closet instead of adding on, and picking one wall to open up rather than gutting everything. Do that well and the house feels twice the size without losing what made you buy it.
We're careful about what comes out. Original wood floors, old tile, real plaster, arched doorways — you can't buy that back once it's in the dumpster. If something's worth keeping we'll tell you, even when tearing it out would be the easier job for us.
One practical thing: everything here sits on a concrete slab, so moving a shower drain means cutting into it. Worth knowing before you fall in love with a layout. Out by Lake Ida and west of I-95 it gets a lot simpler.

Delray Beach Remodeling Questions
Common questions from Delray Beach homeowners. Still wondering about something? We're happy to talk it through — no pressure, no obligation.
(561) 563-9969Happily — those are some of our favorite jobs. Old houses take more patience: uneven floors, plaster, layouts that made sense in 1930. But there's almost always a way to make them work for how you live now without gutting what makes them special.
Usually, yes. The trick is picking the right wall rather than taking out three of them. We'll often borrow space from a hallway or an oversized closet too. Done well, one wall and a bit of borrowed space makes the whole house feel twice the size.
For exterior changes they might. Inside is generally more flexible. It depends on your specific property, so give us the address and what you're planning and we'll find out before you get too far down the road.
Yes, and a lot of it looks similar — new flooring throughout, turning a tub into a walk-in shower, updating a kitchen without moving walls. Your community will have its own approval steps, and we plan the schedule around those.
About 30 minutes down I-95, in Pompano Beach. Worth the trip once. You can see full tile panels and stone side by side instead of guessing from little samples, take pieces home to look at in your own light, and get every material decision done in one go.
Plumbing, electrical and structural work generally needs one from the City of Delray Beach. Cosmetic work like new flooring usually doesn't. Historic homes can have extra review for exterior changes. We'll figure out what yours needs and pull the permits.
It really depends on size, materials, and whether plumbing or walls are moving. Older homes near downtown sometimes need work behind the walls that a newer house wouldn't. Rather than throw out a number that might not fit, we measure and give you real pricing.
